What is a rental guarantee without bank deposit?
In Switzerland, landlords usually ask for a rental guarantee when you sign a lease. This serves as security for the landlord in the event of damage. Rather than tying up your money in a rental deposit, you can subscribe to a rental guarantee without bank deposit instead.
This means you only pay an annual premium and don’t need to put down a deposit
What is the difference between a rental guarantee with or without bank deposit?
The main difference between a rental deposit and a rental guarantee is the financial freedom. With a rental deposit you have to set aside a large sum of money, which stays frozen in a special bank account until the lease ends. A rental guarantee without bank deposit, on the other hand, allows you to keep your money available in exchange for the payment of an annual premium (in the event of damage during the rental period, the tenants are still liable, more on this in the “Damage” section).

Provisional Certificate

The certificate is free of charge, remains valid for three months and can be presented to an unlimited number of landlords.
SwissCaution and Swiss Post
Since 2009, Swiss Post has partnered with SwissCaution to offer rental guarantees without bank deposit at its branches. This partnership between two traditional Swiss companies ensures that the service is widely available and easily accessible.
Claims
If your landlord makes claims against you (damages or rent arrears) and you give your consent, SwissCaution will pay the amount claimed by your landlord up to the maximum amount of your rental guarantee. You must then reimburse SwissCaution the amount paid to your landlord.
Don’t forget to contact your insurance company (liability/household contents), as in some cases they may cover the costs.
Cancellation
You are not tied to a specific minimum contract period. You can cancel your rental guarantee at any time and without notice. All you have to do is provide an equivalent rental guarantee accepted by your landlord. Only your landlord or their representative can release your rental guarantee by returning the signed original certificate of the rental guarantee to SwissCaution.
